How We Turned a Wasted Attic Into a Bathroom and Closet  | AIM Kitchen & Bath

SERVING DES MOINES AND THE SURROUNDING AREA

How We Turned a Wasted Attic Into a Bathroom and Closet

March 11, 2026 by Marketing

Many older homes in Des Moines have square footage that technically exists but is not truly functional. Attics, bonus rooms, and awkward second floor rooms often become storage simply because they were never designed to work as livable space.

This recent Beaverdale remodeling project is a perfect example of how we help homeowners make better use of the space they already have. We converted an unfinished attic just off a second floor bedroom into a fully functional bathroom and closet that now lives like a primary suite.

If you are considering a bathroom addition in Des Moines or looking for creative ways to maximize your home’s layout, this transition shows what is possible.

Finding Opportunity in Unused Space

In many Beaverdale homes and other historic Des Moines neighborhoods, attics were never meant to serve as finished living areas. They often have sloped ceilings, limited headroom, and irregular layouts that feel difficult to design around.

Instead of viewing those constraints as limitations, we look at them as opportunities. In this project, the attic was directly connected to a bedroom, making it the perfect candidate for a private bathroom and closet expansion. By keeping the addition within the existing footprint of the home, the homeowners were able to gain function without building outward.

Designing Around Angles and Tight Layouts

Attic remodels require thoughtful planning. Every inch matters. Rather than trying to fight the natural rooflines, we designed the layout to work with the ceiling angles. Plumbing placement, vanity location, and shower positioning were all carefully mapped out to maximize usable height and create comfortable walking paths. The result is a bathroom and closet that feel intentional and efficient, even though it began as a tight attic space.

Strategic lighting and material selections also helped open up the room visually, making it feel brighter and larger than its original footprint.

Building Storage into the Space

Small spaces perform best when storage is built in rather than added later. For this Beaverdale attic renovation, we used the unfinished attic cavities behind the walls to create custom built in storage that functions much like dresser drawers.

Behind each door and drawer, there are thoughtful solutions designed specifically for the homeowners. One standout feature is a custom pull out shelving unit for linens, making it easy to access towels and essentials without cluttering the bathroom. By integrating storage into the architecture of the space, we were able to maintain clean lines while maximizing functionality.
